- When should I talk to a lender? Sooner rather than later. A good lender will help you determine your "comfortable" price range - the price point at which you will not be stressed every month wondering whether you will be able to make the mortgage payment. In addition, a good lender will advise you on the inherent risks in the loan products you are considering. For example, interest only loans are great products - when used appropriately.

- Where do I start looking?

What are the steps in Buying a Home?
- Find a Buyer's Agent (interview several)
- Talk to a lender to get pre-approved for your comfortable price range
- Search for homes with and without your Realtor (but don't go see homes with the listing agent if you've signed a Buyer-Broker Agreement
- Put an offer on a home. Once it's signed by both parties, it's a Ratified Contract, and all the timelines begin
- Get a home inspection (including Radon, if you so choose)
- Apply for financing and work towards loan commitment
- Choose an attorney or title company
- Negotiate the home inspection items
- Proceed to closing
- There are many more steps in between the above items, but these are some of the highlights.
